State of New Jersey on the Watch for Timeshare Scammers


Timeshare scammers under New Jersey should be careful as the state is putting timeshare problems into its hands with expanded lawsuit against an individual and numerous travel companies falling under his name, for multiple counts of fraud and breach of contract.

One of the recent companies facing charges is the one owned by Daryl T. Turner named Blue Water and including other of his businesses, Dreamworks Vacation Club, Five Points Travel Company and Bentley Travel.

Evidences have been gathered to support the allegations of fraud found in the operations of Turner’s businesses including Vacation Clubs LLC doing business as La Bonne Vie Travel situated at 600 Park Avenue, Suite 200 in Manalapan.

“We’re continuing our investigation of Turner and his companies. This investigative effort has led us to La Bonne Vie Travel, which we’ve added as a defendant,” said David Szuchman, New Jersey’s Consumer Affairs Director.

Over 300 complaints against the defendants were received by The State of New Jersey’s Division of Consumer Affairs. One of the common complaints were the company’s failure to provide any services to clients after payment; misrepresentation of relationships with various hotels, airlines and car rental companies through the unauthorized use of their logos; and deceptive use of resorts, regions and packages in mailings and sales presentations, which in reality were not available.

The plaintiffs also listed the supposed free gifts in mailings covering free dinners, roundtrip airline tickets, car rentals, gas coupons and even seven-day cruises. They said that they were told to attend a 90-minute sales presentation for vacation packages to get the free gifts. But even after attending no gifts were handed.

Many have been victimized by companies engaged in timeshare like the company and businesses of the accused Turner. To avoid wasting money on scams related to timeshare check with the Better Business Bureau. The bureau rates timeshare companies and the said accused company gained the lowest rating of F. Anything that has something to do with timeshares today irritates me. Why shouldn’t I? I got tired of going the same place all over again. I cannot even use my exchange program because it’s difficult to book one and there are no equivalent units that are at least close to my unit’s value. For years it’s bothering me where to go to because I no longer can sustain the fees incorporated on it.

I applied every option I knew about. I tried, timeshare listing online. Yes, anybody can see my unit but there’s not even one who bothered to inquire me about it. Maybe because the price was unreasonable and so I lowered it down even more. But then, I felt like it was unfair for me as the previous investor to just receive a meager amount from what I’ve invested so hard in the past. Still, I pushed through that low price in order to be seen. There were inquiries but it would all boil down to nothing.

I sought for the help of charities as I thought they would like my unit. But they also refused my gift to them saying that the unit would be difficult for them to pay. I gave it for free yet still they refused my gift.

I did resell it and asked for the help of some resale companies. The problem was they were charging me with so many fees. They said that the fees would go directly to my unit’s advertising costs. I didn’t hesitate to shell out some cash. But I don’t think it were only ‘some’. It was because as time goes by they were charging again some fees which I found it very unnecessary already. After shelling out those bucks, I told myself that I’ve had enough of it. Still, my unit wasn’t sold. I tried to convince the resale company to give back what they owe me but they refused to. I filed a complaint in the Attorney General’s Office and it was passed on the federal courts for a lawsuit against the resale company.

And now, the only option I left is use the transfer title system which many timeshare owners have already used and were satisfied with the results. Though I wouldn’t gain any profits from it, but I am assured not to pay timeshare related fees anymore. It’s simply amazing.

Timeshare Owners Complain on Companies with Unsound Business Practices

The wide spread of timeshare resale business practices throughout the world have threatened the timeshare community. The victims were complaining the said companies to the Better Business Bureau and to their respective Attorney Generals.

Recently, there were a total of 17 companies subpoenaed due to deceptive business practices. Orlando, Florida timeshare owner Ken Holstein was called up and was offered to sell his timeshare. The company that gave an enticing sales pitch is a Daytona Beach, Florida-based company, Seabreeze Advertising Corp.

The salesperson gave a hefty price tag for his timeshare that increased his interest in selling it. The representative was offering $15,500 which is doubling what he paid for $7,000.

He was asked to pay an advance of $884 for the advertising services and the referrals would follow.

Yet still, even when the reductions were active, nothing happened to his timeshare.

Instead of waiting, Holstein sold his unit for $4,000. He’s entitled to get a part of $884 which he paid upfront that they have agreed upon in their terms and conditions. Yet the company refuses to pay back.
With the help of the Better Business Bureau, they were rated as F. SBA Corp., had 51 complaints filed in BBB for the past 36 months.

Holstein has regretted doing business with them.

Attorney General Bill McCollum of Florida said that SBA Corp. has 31 consumer complaints.

Florida Attorney General Office Sandi Copes said that an ongoing investigation is looking out for these unscrupulous companies.
SBA Corp was called up by NBC’s I-Team. But the company did not return any calls.

They enjoy the fact that they get to share the ownership of a property while also sharing the expenses for it. They find it rational since they usually use such properties for only a week or so. This timeshare revival is a relief for the timeshare industry. They can now offer more luxurious properties like private planes and yacht. The 4Yacht Arabia will be offering its new 3 to 4 timeshare yacht by March and the people in the Emirates are expected to avail it.

Financial Troubles Hit Timeshare Companies and Seeks for Relief

The financial crunch caused timeshare companies nowadays to announce write downs. This decision frees them from suffering from the ensuing financial difficulty they have with their timeshare businesses. Vasant Prabhu, Starwood’s chief Financial Officer, explained that they found it a beneficial adjunct to include timeshares in their business because of the good return of investment that timeshares was providing the company. It also offers them a good spread of their capital. However, with the financial crisis, the economy has seized to be receptive to the timesharing system. Nowadays, timeshare experiences a slowdown of its business. This made capitalization for timeshares not too viable causing Starwood to forego their timeshare business.

If the crisis will continue, timeshare owners will also keep on getting rid of their timeshares and timeshare companies will also seek for means to lessen the effect of the crisis to the point of writing down their assets.

Recession Affects Timeshare Industry Without Much Relief

The timeshare industry was badly hit be the recession. It did not only cause many timeshare owners to seek for timeshare relief but generally decreased the sales of the whole industry causing some timeshare companies to close down.
